Terms and conditions

By placing a booking with us (Terence and Dawn Baker of Laundimer House) and you; the lead guest and persons in your party agree to the following terms and conditions as set out below. During your stay you agree to abide by the conditions as set out. If you have any questions about booking with us, please contact us before making a booking.

 

Booking

 

To place a booking with us, the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website or online booking platforms. Where the person making the booking is different from the guest(s) occupying the room(s), the person making the booking may be held responsible for cancellation, non- arrival and damages as set out within. Only the lead guest and the named person(s) in the booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.

All guests agree to respect the privacy and peace of other staying guests and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance.

We are required by law to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non- British, Irish or Commonwealth guests. This is in accordance with the immigration Hotel records order 1972. These records are kept for a minimum of 12 months and in accordance with the DPA and GDPR.

 

Allowing additional people, which are not paying guests on to the property is strictly prohibited.

 

Payment and cancellation

 

• Full Credit/debit card details with CVC are required to secure your booking. No payment is taken prior to your arrival but we reserve the right to pre-authorise payment cards.

• Payment is processed on the day of your arrival and card data is destroyed after your departure.

​

• If you cancel your reservation within 48 hours of 12:00am on the date of your arrival you will be charged 100% of the first night.

​

• In the event of a 'no- show' 100% of the first night will be charged.

​

• However, for large events/group bookings/peak weekends- a non-refundable 25% deposit may be required

​

• Invoices/receipts are e-mailed.

​

• Payment can also be made by bank transfer.

​

• For guests transferring monies from abroad this is subject to an international bank transfer fee.

​

• The business is not VAT registered.

​

Check in/out

 

• Check in by- 16:00pm and before 21:30pm.

​

• Early check in from 12:00pm is charged at £20.00 p/person and this is subject to availability.

​

• Someone is available from 7am to 11am and 4.00pm to 9.30pm.

 

• You will be provided with a code for the front door, which allows for access flexibility during your stay.

 

• Check out is by 11am. Rooms are to be vacated by this time in order for room cleaning and preparation for new guest arrival. 

 

• Late check out after 11am will incur a penalty of £10 per hour for overstay. Late checking out has an adverse impact on the smooth operation of the business.​​

Breakfast

 

• Monday to Friday service times. Two sittings- 7am- 8am and a later sitting between 9.10- 10am

 

• Saturday, Sunday & school holidays 7am to 9.30am

 

• A takeaway breakfast can be prepared for those departing prior to 7am.

 ​

 

 Children 

​

• Laundimer House is not suitable for young children and as such we do not take children younger than 12 years of age. There are hazards such as a very large pond, active grass runway, honey bees & farm machinery.

​

• If guests turn up with children, you will be turned away and the booking forfeit as per the cancellation policy.  

​

Car parking

 

• The car park is free to bed & breakfast guests.

 

• Please be considerate, there's room for 3 cars immediately in front of the house and one space to the side of the house, next to the grey fence. The Little Stable accommodation has its own private parking space.

 

• Do not park in front of the grey garage door, this must be kept clear at all times.

 

• Additional parking for larger vehicles is in the farmyard- please keep barn doors clear.

 

• After checking out, you are no longer a bed & breakfast guest and a parking charge of £10 per day will be applied to your bill. Abandoned cars will be towed away.

 

• CCTV over the parking area, however guests park their vehicle/s at their own risk.

​

• Car charging- There is a charge cost of £10, however if the cost of charging your vehicle is more than this, then the cost difference will be applied.

Payment and cancellation:​

Cancellation by us:

​

• Should it become necessary for us to cancel a booking we will contact you immediately.

​

• Any payments made will be refunded in full.

​

• We will try to attempt to find you alternative accommodation which is of a similar standard and price.

​

Location:

​

• The B&B is in an isolated rural location down an unmade track called Bears Lane. We are 1 mile from the nearest amenities, please plan your evening meal accordingly.

​

• Bears Lane is owned by the National Highways but it is not a priority byway. We do our best to maintain an adequate driving surface. A recommended speed is 10- 20mph.

​

Damage:

​

• We aim to provide clean, comfortable and tastefully decorated rooms. Many of the rooms have been refurbished to a high standard and we continually strive to update and improve our rooms. In the event of damage (deliberate, reckless or negligent) or the removal of property, you will be liable for the full cost of replacing or repairing those items.

​

Smoking & Pets

​

• Smoking is not permitted and is only allowed in designated outside areas in accordance with the Health Act of 2006.

• We do not allow pets, except for service dogs. Although we love animals, some guests do not and suffer with allergies. 

​

WiFi

​

• Free WiFi in all guest areas.

• The internet access provided is intended for general use such as access to world wide web, e-mail, messaging, light media streaming. It is not intended for heavy media streaming/ live streaming, online gaming, extensive downloads/uploads.
